A management Survey is the minimum required by law for any non-domestic premises.
R & B Environmental Services carry out a non-intrusive survey to accessible areas of the property.
Despite a non-intrusive approach, a management survey will give a good indication of the asbestos that is present in the building.
On completion of our survey, should there be a presence of asbestos, our report will detail the asbestos type, its location, and the condition and guidance on what action needs to be taken.
You are then required to draw up a Management Plan to protect your employees, contractors, and tenants from any exposure to Asbestos.
Refurbishment and Demolition (R&D) surveys were previously known as Type 3 asbestos surveys.
It must be carried out by a suitably qualified asbestos professional.
Surveys by R & B Environmental Services are more detailed than a management asbestos survey, although you are not required to survey the whole building if the work is confined to a single room.
When bulk sampling, R & B Environmental Services will take a small discrete sample of possible ACMS (asbestos containing materials), which is then sent to a UKAS accredited laboratory for analysis.

The Isle of Man government has further plans to control asbestos exposure over the coming year.
From 1 February 2023, duty holders will be required by law to identify and manage asbestos in non-domestic premises and inform workers in their building so that it is not disturbed.
The HSE states that under regulation four, responsibility for the asbestos management of a non-domestic premises lies with the owner, person or organisation that has clear accountability for the maintenance or repair of the non-domestic premises, such as through an explicit agreement like a tenancy agreement.
This legislation will allow R & B Environmental Services to better monitor and manage the risks associated with asbestos in the working environment and ensure people are not knowingly exposed to health risks if it is found.
From 1 February 2023, the legislation will also see greater responsibility for people in control of non-domestic premises.

How do I deal with asbestos in my house?
Remember to presume all suspect material contain asbestos, until proven otherwise.
Avoid disturbing or damaging any asbestos materials (regardless of condition) and, if you suspect you have damaged or have deteriorating material in your house, then ask R & B Environmental Services for professional guidance without delay.
